Home insurance cost in Spain and what affects your quote

Home insurance in Spain is priced based on your property type, location, and usage. Request a quote and we will arrange the best-fit policy for your situation.

Price drivers

  • Property type: apartment, villa, townhouse, or finca
  • Location: province, postcode, and flood/crime risk areas
  • Security features: alarms, reinforced doors, gated community
  • Contents value: estimated total value of belongings
  • Claims history: previous claims affect future premiums
  • Occupancy status: primary home, second home, or rental

Example profiles

Apartment, primary residence, low contents value: usually contents-only or basic buildings + contents
Villa with pool and garden: usually comprehensive with outdoor extensions
Holiday home, unoccupied 6+ months: specialist second-home policy required
Buy-to-let or Airbnb rental: landlord package with liability and rental loss cover

Request a quote and we will come back with the best option for your case.

"Community insurance rarely covers your apartment's interior or contents. Most expats are surprised when they discover this gap. Always check what your comunidad covers before assuming you're protected."

Home insurance FAQs for expats in Spain

Is home insurance mandatory in Spain?

Buildings insurance is mandatory if you have a mortgage. For owner-occupiers without a mortgage, it's not legally required but highly recommended. Tenants aren't legally required to have insurance, but contents insurance is strongly advised. Community buildings may have some cover, but you'll need your own policy for contents and liability.

What's the difference between buildings and contents insurance?

Buildings insurance covers the structure itself: walls, roof, floors, fixtures, and fittings. Contents insurance covers your belongings: furniture, electronics, clothing, and valuables. If you own your home, you typically need both. Tenants only need contents insurance as the landlord covers the building.

How much does home insurance cost in Spain?

Costs vary widely based on property value, location, and coverage level. Basic contents cover starts from around €140/year. Combined buildings and contents for a typical apartment costs €220-500/year. Villas and detached houses are more expensive. We'll compare quotes to find you the best price.

Do I need insurance for a second home in Spain?

Yes, especially if the property is unoccupied for extended periods. Standard policies often exclude or limit cover for unoccupied properties. We offer specialized second-home policies that cover properties empty for months at a time, which is common for expat holiday homes.

What if my community has buildings insurance?

Community insurance (seguro de comunidad) typically covers shared areas and the building's exterior structure. However, it usually does NOT cover your apartment's interior, your contents, or your personal liability. You still need your own policy to fill these gaps.

Can I insure a property I'm renting out?

Yes, but you need a landlord insurance policy, not standard home insurance. Landlord policies include: building structure, landlord liability, loss of rent if the property becomes uninhabitable, and optional cover for tenant damage. We specialize in landlord policies for expat property owners.

Does home insurance cover holiday rentals and Airbnb?

Standard home insurance excludes commercial use like Airbnb. However, we offer a specialized holiday rental endorsement that covers guest damage, liability claims, and loss of rental income - essential protection for Airbnb hosts and holiday rental property owners.

What documents do I need for a quote?

You'll need: (1) Property address, (2) Property deeds (escritura) or rental contract, (3) NIE number, (4) Estimate of contents value (for contents cover), (5) Details of any high-value items (jewelry, art). We can work with you if you're missing any documents.

Are swimming pools and gardens covered?

Basic policies often exclude or limit cover for pools, gardens, and outbuildings. These can usually be added for an additional premium. If you have a pool, terrace, or extensive garden, make sure to declare these when getting quotes.

What happens if I need to make a claim?

Contact us immediately. We'll guide you through the process: documenting damage, getting repair quotes, and submitting the claim. We liaise with the insurer in Spanish if needed and can recommend English-speaking tradespeople for repairs.

How long does it take to get home insurance?

Same-day activation is available for most properties once you've provided all required documents. Mortgage lenders typically require cover to start on completion day, which we can arrange. The quote process takes 2-4 hours.
