Is home insurance mandatory in Spain?
Buildings insurance is mandatory if you have a mortgage. For owner-occupiers without a mortgage, it's not legally required but highly recommended. Tenants aren't legally required to have insurance, but contents insurance is strongly advised. Community buildings may have some cover, but you'll need your own policy for contents and liability.
What's the difference between buildings and contents insurance?
Buildings insurance covers the structure itself: walls, roof, floors, fixtures, and fittings. Contents insurance covers your belongings: furniture, electronics, clothing, and valuables. If you own your home, you typically need both. Tenants only need contents insurance as the landlord covers the building.
How much does home insurance cost in Spain?
Costs vary widely based on property value, location, and coverage level. Basic contents cover starts from around €140/year. Combined buildings and contents for a typical apartment costs €220-500/year. Villas and detached houses are more expensive. We'll compare quotes to find you the best price.
Do I need insurance for a second home in Spain?
Yes, especially if the property is unoccupied for extended periods. Standard policies often exclude or limit cover for unoccupied properties. We offer specialized second-home policies that cover properties empty for months at a time, which is common for expat holiday homes.
What if my community has buildings insurance?
Community insurance (seguro de comunidad) typically covers shared areas and the building's exterior structure. However, it usually does NOT cover your apartment's interior, your contents, or your personal liability. You still need your own policy to fill these gaps.
Can I insure a property I'm renting out?
Yes, but you need a landlord insurance policy, not standard home insurance. Landlord policies include: building structure, landlord liability, loss of rent if the property becomes uninhabitable, and optional cover for tenant damage. We specialize in landlord policies for expat property owners.
Does home insurance cover holiday rentals and Airbnb?

Are swimming pools and gardens covered?
Basic policies often exclude or limit cover for pools, gardens, and outbuildings. These can usually be added for an additional premium. If you have a pool, terrace, or extensive garden, make sure to declare these when getting quotes.
